Rental Turnover Cleanouts: Fast, and Without Surprises

What to do in the vacancy window, what tenants leave behind, and how to move quickly without getting caught by weight or prohibited items.

Turnover is a timed job. Every day the unit is empty is a day it is not earning, so the goal is to clear, repair and re-let quickly without cutting corners that cost more later.

Document first

Before anything moves, photograph everything. Wide shots of each room, close-ups of any damage, and the condition of appliances, flooring and fixtures.

This matters for deposit disputes, for your records, and for knowing what the property looked like at handover. It takes fifteen minutes and it is the highest-value fifteen minutes of the turnover.

What gets left behind

Predictably:

  • Furniture that was too big or too broken to move
  • Mattresses — the most common single item
  • Food in the refrigerator and pantry
  • Cleaning supplies and half-used chemicals
  • Paint from a tenant's touch-ups
  • Electronics, televisions and cables
  • Bagged trash and general debris
  • Items in a garage or shed that were forgotten entirely
  • Occasionally, a vehicle or trailer, which is a separate legal problem

Know the rules on abandoned property

Florida has specific requirements about handling personal property left behind by a tenant, including notice periods in certain circumstances. Get this right before disposing of anything that looks like it has value.

This is a legal matter rather than a hauling one, and it is worth a conversation with your attorney or property manager if you are unsure. Clearing a unit too fast can create a bigger problem than the vacancy did.

Sort the exclusions before you load

The turnover items that cannot go in a trailer:

  • Paint and any liquid
  • Cleaning chemicals
  • Batteries
  • Televisions and electronics
  • Refrigerators, freezers, window air conditioners and dehumidifiers — anything with refrigerant
  • Propane tanks from a grill
  • Tires

A box by the door at the start saves digging later.

A sequence that works

  1. 1Photograph everything
  2. 2Sort and remove abandoned personal property per the applicable rules
  3. 3Empty the refrigerator, freezer and pantry first — it is the thing that will smell
  4. 4Clear furniture and large items
  5. 5Strip flooring if it is being replaced
  6. 6Remove damaged fixtures, blinds, cabinet doors and anything being renewed
  7. 7Bag all small debris
  8. 8Deep clean
  9. 9Repair and paint
  10. 10Final photographs

Flooring and paint

The two things that most affect how a unit shows and how fast it lets.

Flooring: carpet in a rental is a recurring cost. Luxury vinyl plank survives tenants and cleans up, and it usually pays for itself across two or three turnovers.

Paint: a full repaint in a neutral satin is faster and looks better than touch-ups, which never match aged paint.

How much it fills

A typical single-family turnover with furniture left behind fills a 10-yard trailer. Add flooring removal and it is usually a second load or a swap.

An apartment or condo turnover is often less, unless there is significant abandoned furniture.
