Pre-Listing Cleanout: Clearing a House Before It Sells

Agents want empty closets, a clear garage and a tidy yard before photos. How to plan a pre-listing cleanout in Pinellas with one trailer and one weekend.

← All guides/September 4, 2026/5 min read/Project Guides

The advice from almost every listing agent in Pinellas, Hillsborough and Pasco is the same: empty it out before the photographer comes. Half-full closets, a garage you can't park in, and a yard with a decade of projects along the fence all read as smaller and older in photos. The cleanout is the cheapest improvement most sellers make, and it is a one-trailer job for a typical house.

What comes out before listing

  • Everything you're not taking to the next house — start there, because it's the biggest pile and the easiest decisions
  • Garage contents down to the car, the mower and a few shelves
  • The back of every closet and the top of every cabinet
  • Old patio furniture, dead planters, the grill that doesn't light
  • Anything along the side yard or behind the shed
  • Broken or worn furniture that will be replaced or staged around

The rule agents use is that the house should look like it has room to spare. That is a lot easier when a third of what is in it is gone.

Sort into four piles

  1. 1Moving with you — pack it now and stage it in one room or a storage unit so it's out of the photos.
  2. 2Sell or donate — furniture in good shape, working appliances, tools. Get it collected before the trailer arrives so it doesn't end up in the load out of fatigue.
  3. 3Hazardous and special routes — paint from the last three color changes, pool chemicals, old electronics, propane. None of it goes in the trailer; the county household hazardous waste and e-waste programs take it.
  4. 4The trailer — everything else.

Timing the trailer

Book the trailer for the week before photos, not the week before closing. A weekly rental is $375 with free delivery and pickup and one ton included, which is more than enough for a whole-house cleanout of light material. Have the sorting done before delivery, load over two or three evenings, and call for pickup so the driveway is clear and clean for the photographer.

If the house is empty and you live elsewhere — common with inherited property and winter homes across Pinellas — our crew can do the whole thing at $48 per man-hour with a 4-hour minimum. Send photos and we'll estimate it.

Yard and curb appeal

The exterior shot is the first one buyers see. Use the same trailer for the yard: dead palms and fronds, overgrown hedge trimmings, old fencing, the pile of pavers that never became a path. Yard waste is light and stacks on top of the household load. Leave the lawn and beds tidy and the driveway swept, and check that the trailer has left before the exterior photos are taken.

After the cleanout

Pull nails and screws from the driveway where the trailer sat, hose down the spot, and give the garage floor a sweep. If you have a second round to do before closing — the furniture you kept for showings — that is a second, smaller rental or a crew visit, and it's worth booking as soon as you have a closing date.

Frequently asked questions

How much does a whole-house pre-listing cleanout fill?

For a typical three-bedroom house where the furniture is staying, usually one 10-yard load once furniture and boxes are broken down. A full estate clear is more.

Will a trailer in the driveway hurt the listing photos?

Only if it's there when they're taken. Schedule pickup before the photographer's visit — pickup is free and we collect when you call.

Can the agent book on the seller's behalf?

Yes. Whoever books is the responsible party for the rental, so agree that between you first.
