Mobile Home Cleanouts and Demo Debris in Pinellas and Pasco

Manufactured homes in Pinellas Park, Largo, Holiday and New Port Richey come with park rules, aluminum everywhere and heavy surprises. How to clear one.

Pinellas Park, Largo, Holiday, Hudson, New Port Richey and Zephyrhills have some of the largest concentrations of manufactured and mobile homes in Florida. Clearing one out — whether it's a full interior cleanout after a resident passes, a remodel, or a teardown — has its own set of rules and its own mix of debris. This guide covers what to expect.

Start with the park office

Most mobile home communities are managed, and most have rules about containers, where a trailer can sit, how long, and what hours a truck can come through the gate. Some require the office to be notified; some require a form. One call before you book saves the trailer being turned away at the gate. Ask specifically about placement, because lots are narrow and the trailer needs a spot 12 feet by 7 feet with a straight run for the truck.

  • Confirm the placement spot and whether it can sit in the carport or driveway pad
  • Ask about delivery hours and weekend access
  • Check whether the park has its own disposal rules for residents that would cover any of it for free
  • If the home is being demolished, the park and the county both have requirements — that's a permitted job, not a weekend project

Interior cleanouts

Inside, a mobile home cleanout is like any other: furniture, mattresses, boxes, closets, the shed out back. Two things are different. The doorways and hallways are narrow, so furniture needs to be broken down inside rather than carried out whole. And the lots are close together, so staging material on the ground for days will bother neighbors. Stage inside, deliver the trailer, load in one push, call for pickup.

Aluminum, and a lot of it

Carports, screen rooms, awnings, skirting, siding on older units, window frames, and often the roof-over are all aluminum. It is the most valuable part of any mobile home teardown and it should never go in a general load. Stack it separately — it stays out of the disposal weight and it's worth money at the scrap yard. Steel frame members, the axles and hitch under the home, and the water heater are scrap too.

The heavy items

  • Concrete pads, footers and tie-down blocks — heavy material, low on the floor, within the 5-yard heavy limit
  • Concrete or block skirting on older homes
  • A tiled Florida room floor
  • Cast-iron tubs in older units — scrap, and a two-person move

Everything else in a mobile home is light: paneling, particleboard cabinets, thin drywall, carpet, fiberglass insulation. A whole interior gut loads by volume, not weight, and stays well inside the included ton unless the concrete comes with it.

Full demolition

Tearing down the whole home is a different scale of job. It needs permits from the county, utility disconnects, and usually an equipment operator, and older homes may need materials tested before demolition. For the debris, plan on multiple loads with heavy material separated and the aluminum and steel frame going to scrap. Talk to us early with photos and the home's approximate size and we'll be straight about how many loads it is and whether our crew or a trailer rental is the better fit for each stage.

Frequently asked questions

Can the trailer fit on a mobile home lot?

Usually on the driveway pad or the street side of the carport, if the park allows it. Send a photo of the lot and the approach and we'll tell you.

Will the park let me have a trailer?

Most do with notice; some restrict hours or duration. Ask the office before booking.

Can your crew handle a cleanout for an out-of-state family?

Yes. Crew cleanouts are $48 per man-hour with a 4-hour minimum. Someone needs to open the home and tell us what stays; after that we can work without you there.
