Attic and Garage Cleanouts: Working in Florida Heat

Attics and garages are where Florida homes store the things they have decided not to decide about. They are also the two hottest spaces on the property, which changes how you approach the work.

Timing is the first decision

A Florida attic in summer reaches temperatures that are genuinely dangerous to work in for any length of time. A garage is not much better by mid-afternoon.

• **Work early.** Start at first light and stop by mid-morning in summer.
• **Winter is far better** for these jobs. If it can wait until December, it should.
• **Hydrate constantly** and take breaks before you need them.
• **Never work alone in an attic** in summer heat.
• **Open the garage door** and get air moving with a fan.

Expect things to be ruined

This is the part that catches people emotionally rather than practically. Heat and humidity destroy a lot of what gets stored in these spaces:

• **Photographs, documents and books** — the most common loss, and the one people regret most
• **Electronics**, from heat cycling and humidity
• **Candles, records and anything wax or vinyl**
• **Cardboard boxes**, which collapse and attract pests
• **Fabric, upholstery and mattresses**, which mildew
• **Latex paint**, which is destroyed by extreme heat
• **Adhesive-bound items** — tape fails, photo albums separate

Go in expecting to throw more away than you planned, and set aside anything with genuine sentimental value for sorting somewhere air conditioned.

What you will find that cannot go in the trailer

Garages and attics are where household hazardous waste accumulates:

• Paint, stain, solvents and thinner
• Motor oil, gas cans and antifreeze
• Pesticides, fertilizer and pool chemicals
• Batteries of every type
• Propane cylinders and camping canisters
• Old electronics and televisions
• Tires
• Fluorescent tubes
• Refrigerators and freezers with refrigerant

A workable sequence

1. 1**Set up the trailer as close as access allows.** Every foot counts when you are carrying in heat.
2. 2**Sort into four zones outside**: trash, donate, sell, keep. Do the sorting outside the hot space.
3. 3**Empty in sections** rather than by category. Finishing a corner is motivating; sorting all the boxes in the house at once is not.
4. 4**Hazardous items into their box** as you find them.
5. 5**Break down what you are throwing** before it goes in the trailer — boxes flattened, furniture disassembled.
6. 6**Load heavy and flat first**, bulky and light on top.
7. 7**Sweep and inspect** the empty space.

Inspect while it is empty

An empty attic is a rare chance to look at things you normally cannot:

• Insulation depth and condition — most Florida attics are under-insulated
• Whether bath fans actually vent outside rather than into the attic
• Daylight through the roof deck, or staining that indicates a leak
• Condensate line and drain pan condition on an attic air handler
• Pest entry points and evidence
• Wiring that looks improvised

Finding any of those now is far better than finding them when they cause damage.

How much it fills

A full garage cleanout typically fills a 10-yard trailer, sometimes more if there is furniture. An attic usually fills less by volume but takes longer per item because of the access and the heat.
